This is a routine service designed to keep your garage door operating safely, smoothly, and reliably while preventing costly breakdowns.

It includes a full inspection of major components, lubrication of moving parts, tightening of hardware, adjustment of spring tension, checking cable condition, and verifying proper balance and operation of the door and opener. This service helps catch small issues before they turn into major repairs.

$100 is the base cost of this service. If there are damaged parts that you would like to be replaced an additional cost will be added, but the extra service fee will be waved since the problem was caught during the PM and you will only pay for the material used.

PAYMENT REQUIRED UPON COMPLETION OF ALL SERVICES

Garage door springs break after an average of 10,000 cycles. When this happens your door will no longer open because the opener will not have enough power to lift the weight of the door. When this happens you will see a gap between one of the springs, or if you’re home you will hear a loud bang.

Our spring replacement service includes safe removal of the broken spring(s) and installation of properly sized springs. Once this is completed we will look over and lubricate the rest of the door to make sure everything functions as it should.

Overtime cables will start to fray and break. This is easily caught before hand during a PM. When the cables are starting to fray the door will start to become crooked, or the cable may snap during operation.

Our cable replacement service includes safe removal of the damaged cables, installation of high strength replacement cables, and a full inspection and lubrication of the drums, springs, rollers and track system. We also re-tension and balance the door to ensure smooth operation.

PAYMENT REQUIRED UPON COMPLETION OF ALL SERVICES

With all the moving parts of a garage door there are a magnitude of problems that you could run into. If the problem is not covered under one of our main services it will fall under this category.

When you reach out we will most likely be able to diagnose what the problem is over the phone. This is a fixed cost, but after the first hour it will be an additional $100 per hour if the problem is severe and takes longer to fix. We are also able to lower the cost if we see fit.
